Keeping a dog in an apartment or house is not as easy as one would think. There are many factors to consider, such as the size and locality of your house or apartment, the breed of the canine, its needs and requirements. Keeping a dog in your city home is a huge responsibility. You have to make sure you keep you pet healthy and happy. Keep in mind the fact that city houses are generally very small with limited space, so breeds that are big and built for outdoor activities will not be able to live happily.

Below is a list of dogs that are meant for a life in the city. Of course most city dogs are small in size and do not provide much in terms of real protection. However, their loyalty and companionship make keeping them worthwhile.

Pugs:

Pugs are an all time favorite with city dwellers since they are affectionate, well behaved and have a coat of short hair that does not require much maintenance. They do not require much exercise; a walk around the block will suffice. They are quite sedentary and can weigh up to 25 pounds, but they make interaction quite pleasurable.

Boston Terrier, Boxers, French Bulldogs:

Other city favorites include Boston terrier, Boxers and French Bulldogs. Although boxers are bigger than the others, all of them happily spend the day napping peacefully in a quiet house, and are satisfied with a quick jaunt around the block once or twice a day. These city favorites provide the much-needed loyalty and companionship one looks for after a stressful day at the office.

Sausage Dog:

The Dachshund or sausage dog is another small dog ideal for city houses. This dog is well tempered and great with children. It is quite energetic for its size, but expends its energy running around the apartment or condo.

Basenji:

Owning a Basenji is like owning a cat, mainly because it hardly ever barks. This dog is great for people in apartment buildings that have strict rules about keeping noisy dogs that may offend neighbors. Its small size and obsession with keeping itself clean quality the Basenji as a good breed for the city.

Chihuahua and Pomeranian:

The Chihuahua and Pomeranian can also make perfect city dogs because they hardly require any exercise and are small enough to be carried anywhere in a bag. These gentle dogs are easy to train and clean up, and do not require much living space.

Shih Tzu:

Shih Tzu is another breed suited for city life, because it is small in size, easy to train and very smart. They will require a daily walk however, and regular grooming.

Schipperke:

The Schipperke is a less common dog but great for apartment or condo living. Weighing about 10 to 18 pounds, this active small black god with a docked tail is very entertaining and makes a faithful companion. However, a quick jaunt around the neighborhood is a must for this fur ball to help stretch its legs and get some fresh air.

If a larger breed is what you have in mind, there are a few types that can fit the bill, but each has its own set of challenges. Mastiff and Newfoundland are sedentary dogs that do not require much exercise, but they usually weigh up to 100 pounds. Another aspect to consider is their drool. These dogs slobber over furniture and spread their drool over the apartment. The Newfoundland also has a long thick coat that needs regular grooming to keep it shiny and tangle free.

What can history tell us?

According to The Beatles, “It was twenty years ago today, Sgt. Pepper taught the band to play.” So, in 1988, voters in California passed Proposition 103 which, as history tells us, proved to be one of the best Propositions they have voted for. Why? Because it pushed forward reform of the automobile insurance industry. The result? Evidence shows California has the most competitive market in the US with the slowest increase in premium rates. If you ever wondered what consumer protection should look like, California is the model all the other states should follow. Curiously, Illinois is the most unregulated market and the least competitive. Are Californians pleased with the result? Looking at the pattern of increases in the rest of the US, the estimate is that Californian drivers have saved more than $17 billion in premiums. That’s almost $2,000 per driver. What’s not to like about that? With the last year of recession, the continuing low premiums and strong competition between the insurers guarantees better service standards on claims, just when family budgets benefit from low monthly instalments and fast payments if there is an accident.

But, when the legislature in any other state suggests applying the lessons learned, the insurance industry begins to spend money through the lobbyists and advertisers. Soon, everyone with even half an ear on the issue of insurance knows the Californian approach has broken the insurance industry. Local insurers teeter on the edge of insolvency, barely able to scrape even a few cents of profit from their underwriting. Were it not for the strong profits earned elsewhere, the Californians would be denied insurance altogether. Put the other way round, the rest of the US is subsidising Californian drivers. Except, of course, this is completely untrue. The insurance companies in the Californian market routinely report profits in excess of 10%. This is the lie that proves the automobile insurance industry at large runs on greed. A mere 10% profit margin is chicken feed and close to insolvency.

So what is the Californian approach? It throws out reliance on the zip code and credit scoring. Instead, insurers must focus on the safety record of the individual driver. That ensures the good drivers pay less and the bad drivers pay a bigger percentage of the losses they cause. In most other states, the good drivers subsidise the bad. To complete the package, the auto insurance companies must disclose the basis on which they calculate the premiums. This empowers the Department of Insurance and prevents insurers from trying to cheat on the rate calculations to recover some of their lost profits. If the Commissioner finds evidence of overcharging, he can order the company to cut its premiums and refund the amount overcharged. This is the ultimate sanction and, so far, the Californian courts have consistently refused the appeals of the insurers affected. What better way is there to get full consumer protection? None! That’s why the auto insurance industry would prefer you not to know about Proposition 103 and the beneficial effect it has had. History and current events are off the curriculum in other states as politicians take the money from the insurers and look the other way. Only in states where electors get to vote on the issue or can pressure their representatives is there any chance of improvement.

In the franchise system, there are two roles: franchisee and franchisor. The two work together to create and expand a successful business concept. So what role does each play in relation to the other?

The Franchisor The Franchisor has built a successful business system and is willing to sell you the right to use that system, and all that goes with it, to begin your own business. An important distinction is that the franchisor is not selling you a business; he/she is selling you a right to operate a business using an established system.

The goal of the franchisor is the same as any other business owner; to increase the value of their business. In the franchise arena, this is accomplished by selling the right to use their business model so that there are more franchise locations doing business successfully. In this way they expand their market reach, increase the value of the franchise, and the brand as a whole grows. As the number of successful units grows, the franchisor’s royalty stream (the percentage of profits they get from each unit) also grows.

It is in the franchisor’s best interest to continue to support you as you exercise this right to do business. Some of the things you can expect from a franchisor are:

Professional national marketing and advertising materials and campaigns: they are still the captain of the fleet and will manage the overall strategy of the brand. Management of products and services for the brand as a whole, including research and development of new products and services. A proven system of doing business. Protected territory from other in-brand units: in other words, they will manage how close your market area is to another unit so there are both enough stores to have good market penetration, and also enough territory for each store to generate the business they each need to operate successfully. Opportunities to own more than one unit. A network of colleagues. Frequently, a buying cooperative; that is, a group of people who together have more buying power and ability to negotiate prices than does a single business owner.
The Franchisee The Franchisee is ready to start a new business, but may not have enough experience in running a business to be comfortable starting one from scratch. Most new businesses have a fairly high failure rate, sometimes due to mistakes made by inexperienced business owners, other times due to unexpected conditions in the market. What the Franchisee is looking for is a leg-up in starting a business so they have an increased chance of success. This is exactly what purchasing the right to use an existing business system and brand name provides them.

What you need to keep in mind is that this is your business, but someone else’s brand. It’s your responsibility to find and negotiate your lease or building, but the Franchisor will usually provide guidance. You are responsible for hiring and training all employees, but again, the Franchisor can provide helpful tips for recruiting and employee development. You manage all of the pieces of the business yourself, tapping into the expertise of those from whom you’ve purchased this system whenever you need advice. You can also expect the franchise to provide training in the methods of running your business according to the system they licensed to you.

What is important for you as the Franchisee to understand from the beginning is that while you are part of an entire franchise system and will work as a partnership, you are not actually a partner. This doesn’t mean that you have no say in how the business is run, but it does mean that your say is limited. In more established franchises, there is usually a franchise group that represents the franchisees’ interests and works with the franchisor to present ideas and resolve business issues to the benefit of the franchise as a whole.

If not quite a partner, the franchisee still can expect from the franchise those things outlined above. So what can the franchisor expect from you?

Well money, of course. You can think of it as leasing their ideas. Each month you will report on your financials and a certain percentage of the profit you make goes to the franchisor. They use this money to fund things like advertising campaigns and research and development of new products, and to grow the value of the brand. You to run your business according to their standards regarding products and services. Consistency from store to store is what brings customers into franchise businesses. A customer should expect to get the same product or service from that brand name regardless of which building they walk into. If you don’t, other units suffer.
